I’d like to buy one conveyancing practice, and keep it running as it is.
I’m Nicholas Chia, based in Melbourne. I’m looking for a Victorian principal who would like to step back in the next few years, and wants their clients, staff and name looked after when they do.
I found on the Consumer Affairs Victoria public register of conveyancers, and I’m writing to a small number of established practices like yours.
I’m not a conveyancer, so you would stay on as the licensed director, paid, for as long as a proper handover takes. If that has ever crossed your mind, I’d value a coffee. If not, no problem at all.
Kind regards,Nicholas Chia

What would stay the same
The point of a good succession is that clients and agents barely notice it.
- The name on the doorThe practice keeps trading as itself.
- Your teamThe people who know your files stay on.
- Your clients and referrersYou introduce me to them yourself, in person.
- Your standard of workEvery matter is still checked and signed by a licensed conveyancer, starting with you.
About Nicholas
I work in cyber security as a detection engineer, building the systems that spot attacks and fraud as they happen. It is why I take the email scams aimed at conveyancers seriously, and why I will never send you attachments or payment links.
I started out as a chef. Kitchens taught me that the customer comes first, and that a team only works when everyone in it is treated with respect. That is how I would treat your staff and your clients.
Mantios is the company I’m buying through; it isn’t a conveyancing practice. I want to take on one practice and carry it forward, not fold it into a chain.
How it would work
Four steps, at your pace. Each one is your decision.
- 1
A coffee
How you built the practice, and what a good ending looks like to you.
- 2
A confidential look
If we both want to continue, we look at the practice under a confidentiality agreement.
- 3
Terms, with advisers
Your lawyer and accountant, and mine, agree the price, and your pay during the handover.
- 4
A paid handover
You stay on as licensed director, paid, until a licensed successor is in place and you are comfortable handing over.
How I’d help your team
I build software that does the first read and the reminder chasing, so your team’s time goes on the judgement calls. A licensed conveyancer still decides and signs.
- A first read of the contract and Section 32, with the page each issue came from
- Key dates tracked, with reminders to client, agent and broker
- Clients kept up to date at each step, so fewer “where are we up to?” calls
Happy to show you it working on sample contracts over coffee.

If succession has crossed your mind, even loosely, let’s talk.
